Metal roofing

Possibly the last roof you'll ever buy

If you’re planning to stay in your home long term, a metal roof may be the last roof you ever buy. Metal suits central Pennsylvania winters: snow slides off quickly instead of sitting on the roof, it stands up to strong winds, and reflective finishes can lower your cooling costs.

We install metal roofs carefully, fastening each panel correctly and sealing every transition, because a metal roof is only as good as the workmanship behind it.

What goes on your roof

Six layers, top to bottom

A metal roof is only as good as the trim and underlayment beneath the panels.

01

Ridge cap & closures

Seals the peak against wind-driven rain and insects while still letting the roof vent.

Top

02

Metal panels

Each panel fastened correctly and kept straight across the roof.

Weather

03

Trim & flashing

Eave, rake, valley and wall flashings, with every transition sealed so water is thrown clear at each edge.

Edges

04

High-temperature underlayment

A synthetic layer rated for the heat that builds up under metal in summer sun.

Deck

05

Ice & water shield

A self-sealing membrane at the eaves, valleys and around penetrations.

Critical

06

Roof deck

Inspected before anything new goes on. Damaged decking is repaired where needed.

Metal roof systems, honestly compared

They’re all good roofs. The difference is where the screws are, and what that means twenty years from now.

Questions

Metal roofing questions

We quote metal roofing per home after a free on-site inspection. The roof’s size and pitch, the panel type and the amount of trim all change the price. Repairs we price up front: leak detection from $150, emergency repair from $200 and storm damage from $350.

Yes. Our metal roofing options include energy-efficient materials, and reflective finishes can reduce heat gain and lower utility costs.

Not on a house. Over a solid roof deck with underlayment and an insulated attic, rain on metal sounds much like rain on shingles. The drumming people remember comes from metal fixed straight onto open framing on barns and sheds.

No. Metal doesn’t make a strike more likely, and if lightning does hit, a metal roof won’t burn.

Standing seam hides its fasteners and needs almost no maintenance, which makes it the better long-term roof for a home. Exposed-fastener panel costs less and is a sound choice, but its screws need checking and resealing every 10–15 years. We’ll give you honest advice on which one fits your home and budget.

It can. Quick snow-shedding is one of metal’s strengths, so over doors, walkways and decks it’s worth planning where the snow will land. We’ll point those spots out during the inspection.
