Rubber roofing

The right roof for the flat parts

Shingles and metal need pitch to shed water. On the flat or low-slope parts of a house (additions, porches, garages), we recommend EPDM rubber roofing.

An EPDM roof creates a single, watertight membrane that stands up to standing water and temperature swings, which helps prevent the chronic leaks flat roofs are known for. It stays flexible through freeze-thaw, and it’s among the energy-efficient roofing options we offer.

What goes on your roof

Six layers, top to bottom

Most flat-roof leaks start at the edges and seams, not in the middle of the membrane.

01

Edge metal & termination bar

Clamps the membrane at the roof edge and against walls, so wind can’t get underneath it.

Edges

02

EPDM rubber membrane

One continuous sheet wherever the roof allows: a single, watertight layer.

Weather

03

Seam tape & flashings

Pipe boots, corners and seam tape at every penetration and joint.

04

Bonding adhesive

Bonds the membrane to the board below.

05

Cover board or tapered insulation

A smooth, firm base, tapered where needed so water runs off instead of pooling.

Drainage

06

Roof deck

Inspected before anything new goes on. Damaged decking is repaired where needed.

Where it fits

The flat roofs on a house

If water sits on it for more than a day after rain, it needs a membrane, not shingles.

Porch & patio roofs

Low front and back porch roofs where shingles won't shed water fast enough.

Additions & sunrooms

Rear additions and sunrooms built with a flat or nearly flat roof.

Garages & carports

Flat-roofed attached garages, carports and workshops.

Dormers & bays

Low-slope dormer tops and bay-window roofs tucked into a pitched roof.

Questions

Rubber roofing questions

We quote EPDM roofs per job after a free on-site inspection. The area, the edge detail, the number of penetrations and whether the roof needs re-pitching for drainage all change the price. Repairs we price up front: leak detection from $150, emergency repair from $200 and storm damage from $350.

A properly installed 60-mil EPDM roof typically lasts 25–30 years. The membrane itself rarely fails first; edges, seams and flashings do, which is why they get the most attention.

Yes. Our EPDM rubber roofing options include energy-efficient materials that can reduce heat gain and lower utility costs.

For occasional access, yes, such as clearing a drain or reaching a window. It isn’t a deck surface, though.

Yes. Standing water long after rain shortens any flat roof’s life and finds every weak seam. We look at fixing the drainage itself, not just laying new membrane on top.

Sometimes, but covering an old roof can trap moisture and hide a soft deck. We inspect first and tell you honestly whether an overlay is sound or the old roof needs to come off.
